How we run a project

What makes on-time delivery repeatable?

Four procedures we work to today.

Before construction

Building information modelling (BIM)

An information model before construction surfaces clashes on screen, not on site.

  • Clash detection ahead of construction, not after
  • Quantities taken off the model rather than estimated
  • 3D visualisation the owner signs off before procurement begins
  • Working within the information management framework of ISO 19650-2
During construction

Managing subcontractors

Work is executed by a specialist trade network, under written terms for every relationship.

  • Trades selected on their record in that work, not on lowest price
  • A written scope for every subcontractor, never a verbal agreement
  • Work inspected before acceptance and payment
  • Full contractual responsibility to the owner — never passed down the chain
Quality control

Benchmarks and inspection before cover-up

Every item has an acceptance criterion and a hold point before it is covered.

  • A mock-up for repeated work, approved before the quantity is executed
  • Concealed works inspected before cover-up — electrical, plumbing, waterproofing
  • Snag list closed out item by item before handover
  • Handover documents and warranties at project end
Transparency

Weekly reporting and variation orders

The owner knows where the project stands every week.

  • Weekly report: what was completed, what slipped and why, what needs your decision
  • Every variation priced for time and cost impact before written approval
  • No extra work executed first and invoiced as a surprise
  • Programme updated after every approved change
Site safety

Safety is a contract term, not a recommendation

Safety requirements are written into every subcontractor's contract: personal protective equipment, protection of openings and edges, isolation of electrical works, and orderly handling of materials and waste. Compliance is checked on the regular supervision rounds.
